The Founder and CEO of Davlyn Investments is Jon D. Williams. Since Davlyn’s formation in 1993, Mr. Williams has dedicated himself to the acquisition, renovation, management and sale of apartment communities and office projects in California. To date, he has acquired and sold in excess of $1.2 billion in commercial real estate. Mr. Williams manages all private equity relationships, and ultimately directs the strategic planning and redevelopment vision, as well as the firm’s property management, legal and accounting departments. Prior to Davlyn’s inception, Mr. Williams served in multiple real estate roles for three Southern California based multifamily firms. His primary responsibilities included feasibility analysis, market studies, placement of debt financing, as well as buyer representation in commercial purchase transactions. Mr. Williams earned a Bachelor of Arts degree in Economics from San Diego State University and is also licensed in the state of California as a Real Estate Broker. Mr. Williams serves as a Board Member for the National Multifamily Housing Council in Washington, DC.
All acquisition, underwriting and capital market functions for Davlyn Investments are headed by Paul Kerr. Since his association with Davlyn in January 1998, Mr. Kerr has identified, underwritten, secured lending and placed equity for the acquisition of over 6,800 apartment units and multiple commercial office buildings with a total consideration in excess of $1.1 billion. Prior to joining Davlyn, Mr. Kerr was an Acquisitions Officer with Fairfield Residential, one of the nation’s largest developers of multifamily communities. During his tenure with the firm, Mr. Kerr was responsible for identifying, underwriting and closing on the acquisition of over 1,200 units. In addition to Northern and Southern California, Mr. Kerr’s areas of responsibility at Fairfield included Washington, Oregon, Nevada, and Arizona. Prior to joining Fairfield, Mr. Kerr was engaged as a commercial real estate appraiser with the Andrew A. Smith Company. In this capacity, Mr. Kerr was responsible for the generation of narrative appraisal reports and valuations for a wide variety of multifamily, office, industrial, retail and single-family subdivision projects. Mr. Kerr holds a Bachelor of Arts degree in Economics with a Minor in Real Estate from San Diego State University. He is a licensed California Real Estate Broker and was formerly a licensed California General Commercial Appraiser. In addition, Mr. Kerr serves as a Board Member for the National Multifamily Housing Council.
In his role as Chief Financial Officer, Mr. Waldvogel directs the financial and accounting operations of Davlyn Investments including cash management, financial reporting, and analysis of asset performance. He is responsible for the sourcing and placement of property financing and manages all functions related to federal and state taxes, property valuations, and risk management. Prior to joining Davlyn, Mr. Waldvogel was the Vice President and Corporate Controller at Fairfield Residential Company LLC, a privately held developer and operator of apartment properties located in San Diego, California. During his three years at Fairfield, he was responsible for all property and corporate accounting functions, including reporting, compliance, and managing the audit process for $10 billion of apartment properties. Mr. Waldvogel led the analysis on all technical accounting issues affecting the organization, including derivatives, consolidation, fair value accounting, and revenue recognition. Prior to joining Fairfield, Mr. Waldvogel was a senior manager in the audit department for Ernst & Young LLP, where he worked for a total of 13 years. He served clients in the hospitality, commercial/retail, multifamily apartment, land development and homebuilding sectors of the real estate industry. He spent a significant amount of time analyzing the fair value of real estate assets as a result of servicing investment funds and other clients that report on a fair-value basis. His experience in public accounting was separated by a two-year period during which he was managing director for a San Diego-based Registered Investment Advisor, which gave him experience analyzing investments and understanding the financial markets. Mr. Waldvogel graduated with both a Master’s and a Bachelor of Science degree in Accounting from Brigham Young University. He is a Certified Public Accountant licensed in the state of California and completed the Series 65 exam to operate as an Investment Advisor Representative.
As Chief Investment Officer, Mr. Pacillio is responsible for executing Davlyn’s multifamily investment strategy. He directs the sourcing, underwriting, financing and negotiations of apartment acquisitions. Mr. Pacillio has led Davlyn’s multifamily acquisitions team for over 15 years. To date, he has been directly involved in the acquisition or development of over one billion dollars of multifamily investments. Prior to joining Davlyn, Mr. Pacillio was an Acquisitions Manager for Pacific Property Company, a Palo Alto based real estate firm focused on value-added multifamily investments. In less than two years with Pacific, he acquired in excess of 2,000 units throughout Southern California representing a total consideration of approximately $270 million. Prior to Pacific, Mr. Pacillio was a Development Manager for the Finger Companies, a national multifamily developer based in Houston, Texas. There he was involved in over $100 million in multifamily investments throughout the country, including mid-rise concrete, high-density wood frame and townhome style developments. Mr. Pacillio’s early career included a development position with a multifamily REIT as well as a Regional Property Management position with Ewing/North America Properties. Mr. Pacillio holds a Bachelor of Arts degree in Economics from Southern Methodist University, where he also completed the Graduate Finance Program.
One of the keys to Davlyn’s success continues to be our aggressive, hands-on property management division operating under the name Davlyn Property Management. Our dedicated team of professionals is led by Mr. Alexander who comes to Davlyn after serving four years as President of E&S Ring Management, a third-generation investment and management company with more than $3B in owned assets and ~1,000 fee managed apartments throughout California and Washington. Mr. Alexander was directly responsible for overseeing all aspects of operations including property management, marketing, revenue management, capital & maintenance services, major renovations, and repositioning, as well as advising on asset acquisitions, dispositions, and refinancing efforts during Mr. Alexander’s tenure. Prior to E&S Ring, Mr. Alexander spent 19 years with Essex Property Trust (NYSE:ESS), where he served as Senior Vice President, Operations. Mr. Alexander led operations of over 60,000 apartments throughout California and Washington with more than $1 billion in annual revenue and completed over 6,000 unit turns and more than $250 million in profitable renovation activity early on as the Vice President of Redevelopment. Mr. Alexander also played an important role in the successful merger of two large organizations following Essex’s acquisition of BRE Properties in 2014. Earlier in his career, Mr. Alexander served as Director of Operations for the Santa Monica based Century West Properties, a private apartment owner/developer/operator) as well as a real estate consultant for The Meyers Group. Mr. Alexander holds a Bachelor of Science degree in Business Administration from the University of Southern California, with a certificate of Real Estate Development & Management. He is a Certified Property Manager with the Institute of Real Estate Management and a Certified MAP Leader.
Tessi Dahlen joined Davlyn Investments in 2023. As President of Asset Management, Ms. Dahlen is responsible for overseeing the current portfolio from an ownership investment perspective. She is responsible for overseeing current portfolio investments, strategic plans, renovations, and capital spending. Additionally, she will support operations, acquisitions, disposition of assets, and investor relations. Prior to joining Davlyn Investments, Ms. Dahlen worked at Bell Partners for 9 years, where she served as Vice President of Operations for their Northeast Division and as Vice President of Asset Management for their Central and West Regions. Ms. Dahlen brings over 20 years of property management experience with companies including Clark Realty, Intercontinental Hotels Group, and Equity Residential. Tessi Dahlen holds a Bachelor of Business Management from George Mason University as well as a concentration degree in Hotel Development and Management from Johnson & Wales University. She is a member of NMHC and served as executive chair in their Emerging Leaders Group from 2021 to 2022.
Mr. Kerr is In-House Counsel and is responsible for the company’s legal affairs, including litigation, risk management programs, contract negotiations, employment issues, and a wide variety of tenant concerns stemming from the firm’s apartment and commercial office holdings. He is also responsible for the negotiation of transaction-related documentation in the closing process for acquisitions and dispositions. Mr. Kerr holds a Bachelor of Arts degree from San Diego State University and a Juris Doctorate from California Western School of Law. Mr. Kerr has been a member of the California State Bar since 2004.
Chelsea Peterson joined Davlyn Investments in 2022. As Vice President of Property Management, Ms. Peterson works alongside our President, handling all operations of the multifamily division, including budgeting, reporting, and strategic planning. Prior to joining Davlyn Investments, Ms. Peterson was the Regional Director for Garden Communities Family of Properties where she oversaw all facets of rental operations of 4,200 multifamily units. Earlier in her career, she held several roles at OliverMcMillan, LLC, which included Training Director and Regional Manager. Ms. Peterson grew her knowledge of multifamily operations to include several diverse markets, including Houston, TX, Atlanta, GA, Chicago, IL, Nashville, TN, and Phoenix, AZ. Separately, she had direct oversight and critical involvement in several successful Class A lease-ups. She worked directly with Construction & Development to provide an indispensable operational concept and to ensure a smooth and successful transition from Development to Operations. In addition, Ms. Peterson has spent a great deal of her career on Talent Management of her team members by fostering personal growth and development, while simultaneously providing insight and solution-based guidance. Ms. Peterson received her Bachelor of Arts in Sociology from San Diego State University and is an Accredited Residential Manager (ARM).
Mr. Stowers joined Davlyn Investments in 2022 as Vice President of Capital Improvements and Property Maintenance. As VP, he oversees all aspects of the capital projects development, value-add strategies, and overall performance of property maintenance operations of our portfolio throughout California, Nevada, and Arizona. Since joining Davlyn, Mr. Stowers has been involved with acquisitions, project design, advisory services, financial reviews, and transaction support. Previously, Mr. Stowers led the Maintenance Operations division for The Irvine Company in San Diego. He also held the positions of General Manager and Director of Maintenance Operations for 11 years at The Irvine Company. Mr. Stowers also served as Maintenance Engineer, General Manager and Maintenance Director for 10 years at Equity Residential, one of the nation’s largest REITs. He was responsible for all management operations, guiding the company’s strategy of preventive and predictive maintenance programs, including the oversight of capital improvements. His experience includes mixed conventional, high-rise, mid-rise, and garden-style communities. Mr. Stowers has been active in the multi-family industry since 1999 in both operations and maintenance operations and he has managed portfolios comprised of over 10,000 apartment homes. Mr. Stowers was past Chair of the Education Board with San Diego Apartment Association, Board member and Treasurer of the Renaissance HOA, and is in the process of becoming a licensed general contractor in the state of California.
Mr. Coelho joined Davlyn Investments in 2023 as Senior Director of Construction Services. He oversees all aspects of the day-to-day activities of the construction services department including renovation project development, capital spending and value-add strategies. Prior to joining Davlyn investments, Mr. Coelho served as Director of Project Management for the Irvine Company Apartment development and operations teams for five years. In this capacity, he led the development and construction efforts of renovation projects, major maintenance and capital improvement projects in the San Diego and Silicon Valley portfolios. Before joining the Irvine Company, Mr. Coelho worked as a Project Manager for Clark Construction Group where he managed the MEP trades on a mixed-use facility at UC San Diego that included all aspects of a collegiate campus – housing, classrooms, offices, auditoriums, dining facilities, laboratories and a subterranean parking garage. Mr. Coelho began his career as an officer in the United States Marine Corps successfully completing two tours and two deployments before transitioning to the reserves where he currently serves as a Major at Camp Pendleton. Additionally, Mr. Coelho is the Chairman of the City of Carlsbad’s Traffic & Mobility Commission. He earned a Master’s in Business Administration from the University of Southern California and Bachelor of Arts in History & Political Science from the University of Arizona.
Samantha Sander joined Davlyn in 2019 and is responsible for all investor communication and support. She serves as the primary contact for investor inquiries and requests, manages investment records in the online database, distributes investor correspondence across multiple assets, and runs point on the coordination and dissemination of board material and corporate activities. Samantha graduated in 2016 with a degree in Public Relations from the University of Idaho..
Stacy Cortez joined Davlyn Investments in 2022. Mrs. Cortez manages the Accounting department, including the financial statement reporting for eighty-plus investment entities. In her role, Mrs. Cortez is responsible for training, motivating, and managing personnel; delivering consistent and accurate financial reporting; maintaining effective internal controls; analyzing operating results; and ensuring compliance with the various lending and tax requirements. Prior to joining Davlyn Investments, Mrs. Cortez holds 20 years of real estate accounting experience. Earlier in her career, Mrs. Cortez served as Director-Controller at ShopCore Properties, located in San Diego, a leader in commercial retail with a focus on grocery anchored shopping centers throughout the country. ShopCore Properties is an affiliate of the Blackstone Group, one of the largest real estate owners and managers globally. While at ShopCore Properties, she was responsible for leading and managing the Property Accounting team, reviewing and reporting on the public BREIT fund assets, and assisting in the multiple year-end audits. Stacy started with ShopCore’s predecessor company in 2007 and assisted in the 2010 IPO of Excel Trust Corporation. Preceding these roles, Mrs. Cortez worked in the assurance group at PriceWaterhouseCoopers LLP. Mrs. Cortez’s open-door policy is a testament to her enthusiasm for teamwork through encouraging a collaborative workspace. Stacy is a graduate of California State University San Marcos and is a Certified Public Accountant, licensed in the State of California.
Since joining Davlyn Investments in 2017 as an Acquisitions Analyst, Mr. Miranda has participated in the company’s acquisition of over 2,100 units at an approximate total consideration of $725 million. This included portfolio expansion into the Sacramento, Phoenix and Las Vegas markets. Presently, his responsibilities include the origination and underwriting of acquisitions in Phoenix and Las Vegas. Prior to Davlyn, his tenure at CoStar as a market researcher introduced him to real estate as an asset class. An ardent advocate for industry progression, Eduardo actively engages with the Urban Land Institute's Young Leaders program. He received a B.A. in Politics, Philosophy, and Economics from The King's College in New York City.
Mike Wada joined Davlyn Investments in 2023 as an Acquisitions Analyst. Mr. Wada is responsible for underwriting and due diligence on multifamily acquisitions. Prior to joining Davlyn, Mr. Wada was a Managing Director with Apprise by Walker & Dunlop where he led the firm’s multifamily valuation and advisory practice in California, Arizona, and Nevada. Mike’s specialization in multifamily valuations began during his tenure with JPMorgan Chase’s Commercial Term Lending group. Mike was a commercial real estate appraiser for 12 years and has completed assignments on various asset types, including multifamily, retail, office, industrial, and special uses. Mr. Wada holds a Bachelor of Arts degree in Interdisciplinary Studies with a focus in Finance and US History from the University of California, Riverside. He is a Designated Member of the Appraisal Institute (MAI) and holds certified general appraisal licenses in multiple states.
